The UAE residential property market began 2026 with a clear divergence in performance across segments and emirates, reflecting a shift toward a more balanced and mature growth phase. Overall market activity remained strong in the first quarter, supported by continued population growth, foreign investment inflows, and sustained end-user demand. However, trends across prices, rentals, and transaction types indicated that the rapid expansion phase seen in previous years is gradually giving way to more selective and fundamentals-driven growth.

In particular, Dubai is increasingly seen as entering a mature stage of its property cycle. While demand remains robust across key residential communities, especially in well-connected and lifestyle-oriented areas, the pace of price appreciation has moderated compared to earlier surges. Market activity continues to be healthy, but growth is becoming more measured, with buyers showing greater selectivity and a stronger focus on long-term value rather than short-term gains.

Rental trends in Dubai also reflect this stabilisation phase. After several years of sharp increases, rent growth has begun to level off in many segments, supported by improving supply and higher tenant retention rates. This shift is contributing to a more balanced rental environment, where landlords are adjusting expectations and tenants are gaining more negotiation power, particularly in mid-market communities. At the same time, premium locations continue to command strong rental demand, maintaining resilience in the higher-end segment.

A key feature of the market remains the dominance of off-plan transactions, which continue to account for a significant share of total sales. Developers are sustaining momentum through attractive payment plans and strong marketing pipelines, drawing both domestic and international investors. However, the secondary market has become more price-sensitive, with longer decision cycles and more emphasis on realistic pricing.

Despite this moderation in growth pace, the luxury segment continues to outperform the broader market. High-net-worth individuals and international investors are driving demand for premium villas, waterfront properties, and branded residences, with high-value transactions showing continued strength. This has created a dual-speed market, where luxury assets remain highly active even as mid-tier segments stabilise.

Overall, the UAE property market is transitioning into a more mature and sustainable phase, where steady appreciation, rental stability, and selective demand are replacing the rapid, broad-based growth of earlier years. While upcoming supply pipelines and global geopolitical uncertainties may influence short-term sentiment, the underlying fundamentals remain strong, positioning the market for more stable long-term expansion.
