Dubai developer Emaar Approves Dh4.4 Billion Special Dividend as Property Sales Hit Record High

Emaar Properties is set to distribute a special dividend of Dh4.4 billion to its shareholders following approval by the company’s board. The proposed distribution represents Dh0.50 per share and is intended to provide shareholders with an additional return from the Dubai-based developer’s strong financial performance.

The proposed payout follows a record year for Emaar, which achieved property sales of around Dh80.4 billion in 2025, marking a 16 per cent increase compared with the previous year. The company’s revenue also climbed 40 per cent to approximately Dh49.6 billion, while EBITDA grew by 33 per cent to Dh25.6 billion.

Emaar reported a Dh25.7 billion profit before tax, an increase of 36 per cent year-on-year. The company’s strong sales momentum has also strengthened its future revenue pipeline, with its property sales backlog reaching approximately Dh155 billion.

The special dividend will come on top of the Dh8.8 billion regular dividend previously approved for shareholders. Together, the distributions underline the company’s strategy of returning a significant portion of its financial gains to investors while continuing to pursue growth across its businesses.

The Dh4.4 billion payment remains subject to approval by Emaar’s shareholders at a general assembly meeting as well as the completion of the required regulatory procedures. Details concerning the eligibility date and payment schedule are expected to be announced after the necessary approvals.

Emaar’s board is also reviewing opportunities to unlock further value from the group’s various business segments. Any such initiatives will be evaluated through financial and legal assessments before being presented for final approval.
